What is a fair monthly rent to charge independent contractors in a simple 1500 sq ft functional training studio?

I’d suggest looking at what your competitors do in this situation, seeing if the ICs would be putting hour wise and what kind of programs they’d put people on. Finally, you should factor in what you want your bottom line to be.
They’re using your facilities, so in the end you decide the price.

This is a time to do some homework. The fairest way is to do as Bryant Seton suggests, check out what the other studios are doing in your area so you are on a level playing field.
You may also want to factor in if the IC will be using your facilities hard or bringing their own supplies.

It comes down to how much you need to be making from each of the IC so you can keep you facility open. Also, are the IC would be training any of your existing clients or will they be bringing in their own? This could affect your decision on the amount of $$ they will be paying you too. You can check what other studios are charging, but each studio has different operating costs. So, again it comes down to how much you want to make and cover your costs as well. It also depends how much they are charging per hour for their sessions. You don’t want to make it very difficult for them to make a living, so it has to be fair for both of you. You can charge them a % of what they make or a flat fee.

I was wondering what you mean by simple and functional. That creates an image on my mind of an empty space with a roof over your head. A factor to consider is also if trainers would need to bring additional equipment to train their clients or if they will find what they need. Another whether they will have to share the space with other trainers at any given time.
