I have an independent contractor that wants to rent space in my 1575 square foot studio. She would be utilized 750 square feet for classes up to 10 utilizing TRX straps 8, RIP trainer and tons of functional equipment that will be subject to wear and tear. She wants to pay a flat rate for 9-11 classes per week. Should I charge a percentage or a flat rate? In Nevada I think trainers are paying around 15 to train in a gym setting for one client. I have no idea what to charge or how to calculate the depreciation or replacement rate of the equipment. I need to find a contract to write up and am having a hard time. Studio owners what would you charge and trainers what would you pay? I am promoting this trainer and paying for mind body software for booking etc.
I would definitely go with bit higher charge for all the extras that you are including. A 30 % split is very generous in this situation. If the trainer was bringing in their own clients and smaller equipment, 30% would be fair, but as you are doing the promotional work and all equipment, I would go with 40% . And ask yourelf what percentage of your gyms gross is going to overhead? The contractor should pay at least a little more than you do as you have all the overhead and lease. Are you making sure they have insurance? If so, have them add you and your facility as an “additional insured” on their insurance. It usually costs nothing extra to do so.
